Development plans aim to revive Erie‘s Dearmin property with large-scale housing, retail space

Erie‘s dormant Dearmin property, a roughly 265-acre parcel home only to a smattering of aging structures and an overgrown race track, could soon find itself teeming with new life.

Development plans unveiled in recent days suggest the property — located east of Weld County Road 5 between Erie Parkway and Weld County Road 6 — in the coming years might hold just shy of 950 homes paired with 35,000 square feet of commercial space.

Erie Land Company, LLC is listed as the applicant on the project‘s initial sketch plan — a generalized land use plan and layout for a given area proposed to be included within a subdivision. Town trustees are slated to review the sketch plan at their meeting Tuesday.

A slimmed down proposal to develop the property in 2017 faced concerns about its plans to include a school on site and how that would impact speed limits along Erie Parkway, one of the town‘s more well-traveled thoroughfares.

It‘s unclear if this iteration will face similar issues; the town‘s land use map shows a parcel allocated for a future school site located partially on the Dearmin property, though a staff report indicates it “will be provided on the adjacent property.”

Town development regulations suggest a property of this size likely will be required to include a variety of homes, potentially a mix of live-work dwellings, townhouses, duplexes or single-family housing types.

Plans indicate the site would include roughly 46 acres of open space and officials estimate the region will house upward of 2,700 residents once it‘s completely built out.

The property was annexed into Erie as the Horst Property in 1990, according to property records.
